The small circles marked 1, 2, and 3 are the points of return: at the close of every phase we come back together, share the work, and make sure the project is exactly on the path you expect before the next phase begins.

PHASE I · DREAM

EVERY PROJECT starts on the land. We meet you on the site where the building will stand and dig in: what you want, what the land provides, and how the building can work with the land instead of against it, with the least possible negative impact on the ground it sits on.

What Happens.

We walk the site together and do a thorough investigation of both sides of the project: your life and the land's character. Sun, slope, trees, views, approach, all of it goes on the table next to how you actually live.

What You Get.

A collection of inspirational images and precedents that capture what you're after, and, most importantly, the key design drivers: the short list of rules and constraints that will steer every decision that follows.

PHASE II · DESIGN

THE PEN hits paper. We congregate the design drivers and let them lead the direction of the project, holding tight to the system of rules and constraints set during Dream.

What Happens.

We may work through several different design concepts side by side, testing them against the drivers, until one clear favorite emerges. We don't move forward until it does.

What You Get.

Initial plans, rough 3D massing, and exterior studies that give you a real sense of the look and feel of the space before a single construction drawing exists.

PHASE III · DOCUMENT

ONCE THE DESIGN is right, we build the full permit-ready construction set on top of it, carrying everything created and congregated in Design straight through to buildable drawings.

What You Get.

Wall sections, building sections, detailed plans for every level, detailed elevations, and construction details documenting every custom or unique building condition. You'll also get interior and exterior renderings that show what the building and its spaces will look like built.

Add-Ons.

Any additional drawing you need lives here too: cabinet layouts, room-by-room interior design, framing plans for tighter bidding, and more. These are add-ons to the typical payment structure, priced when you need them.
